Beautiful view outside the 2 bedrooms upstairs. And a even better view from the infinity pool. With right angles, some jaw dropping photos can be clicked! Modern interior with a games room (the air hockey table was not functioning but the pool table was great), not to mention the classy lounge which opens up to the infinity pool. The pool area has a sofa seating area on one side overlooking the town below, with a BBQ. The other side, you will find a table with chairs with a nice swing (not the cheap kiddie ones) which overlook the sea and the Islands. The sun sets beautifully behind the mountins which is clearly visible from the pool and bedroom balconys. Nice of the company to set up the villa with some bread and eggs which allowed us to find our feet after a needed first night sleep. (We landed 9pm). The villa is located 15mins walk from the town and is situated in the hills. We decided to hire a 7 seater Dacia which was able to climb the steep hills and made the transport to and from the town centre sweat free!. Airport transfers and car rental cost weighed up the same so it made sense to rent a car for the whole stay rather than wave down taxis! This also worked in our favour when we decided to visit nearby beaches. Easy to navigate roads. The best beach (Kaptus Beach) is a short 10mins drive from the villa. In comparison to the other beaches, which charge an entry fee, are further, and definitely not as beautiful. Only down side? its a pebble beach. A truely memorable stay which didn’t break the bank! This particular town is however more expensive but more chilled compared to Antalya and other cities. The people are calm and don’t bother you to visit their shops. Would love to return for another nice chilled holiday.

Fabulous holiday in this villa. Only 2 of us but it gave us the space and freedom to be just us. Beautiful views all round making you feel on top of the world. Very clean and modern with everything you require to enjoy the time you stay there. Thank you to Mustafa for his excellent attentive customer service and the welcome pack very much appreciated.

Everything was just wonderful in this house. It is very spacious and well equipped. Specially in the kitchen, you will not miss anything and there were even eggs, bread, water, coffee and some others things for the first day provided. The house is very spacious, but we were only 4 adults and one child, so there was much room for everybody. The big and marvellous pool is clean because of the daily service in the morning. We were not so lucky with the weather, nearly every day a bit of rain. Due to the weather the water in the pool was not too warm, but still okay. The mangement was friendly and helpful and always concerned if we need anything. Harika :-) Someday we will be back for sure

Open plan feel to living area with lounge, kitchen and dining space. Upstairs three ensuite bedrooms. Downstairs two further ensuite bedrooms plus an open space with pool table and air hockey table. There were only four of us so we only used the three upstairs rooms. Three year old villa very well maintained, showing very little signs of wear. This is a rental villa with little in the way of personal items. Blinds on windows don’t stop the light so expect to wake early. Very few clothes hangers and wash pegs. Cleaning was thorough prior to our arrival and also half way through our stay (arranged on a day to suit us). Air conditioning worked very well. Certainly plenty of space and privacy for another family downstairs (or a larger group). Villa has four double beds and one twin bedroom (on the lower floor). Outside space; pool is fantastic and kept impeccably clean. Plenty shade by three parasols. Ten sun loungers. Dining table, corner sofa and swing chair. Kitchen was well appointed, there was a basic welcome pack (water, juice, bread, eggs) which was a nice touch for our first day. Villa is over the main road up the hill. From the initial booking, arranging airport transfers, arranging cleaning and being available to assist whenever needed, Mustafa was there to help. Mustafa ensured everything ran smoothly and we had no need to worry about anything - he was a message away and responded promptly. We arrived on a late flight from the UK and the transport was waiting for us at Dalaman Airport. A party of 8 adults we already knew that there was a long journey to Kalkan but the driver stopped at a small shop and bought water and chocolate for all of us. On the approach into Kalkan, the driver slowed right down to ensure we all got to enjoy the view from the main road into town. We arrived at the Villa and even though it was late, we could not resist the temptation of a warm evening and the infinity pool. Lovely touch, there was a welcome pack which consisted of bread, butter, milk, coffee,juice and eggs so once we were all up the next morning no-one was left hungry or thirsty. The villa itself is luxurious and very spacious. The place is maintained by the caretaker who comes to the property 6 days a week and looks after the pool, keeps the outside area clean and will always advise if he is not going to be there. We arranged for the mid stay clean to happen on the Saturday at 10am and sure enough, 2 people arrived and worked through the Villa without any intrusion. There is plenty to keep people busy, there is a large flat screen tv with satellite, downstairs there is a pool table and air hockey indoors and table tennis on the pool deck and of course there is the infinity pool where we spent a large proportion of our time. There are sufficient sunbeds and umbrellas and no-one suffered from sunburn (the temperature was in the low 30's for most of the holiday). We made the villa our home for the duration of the holiday, as largish party, we moved the garden furniture about to make one large outdoor dining space. There is a barbeque and we had some spectacular meat from the local shops. In fact the local produce is fresh and tasty. The Villa is not well known with the local taxi drivers so we had fun trying to work our way back from the town but due to the "hilly"nature of Kalkan, taxis were required to help bring back the shopping. 15 Turkish lira - bargain! We ate out frequently and wherever we ate, the service was friendly, the food well cooked and very reasonably priced. As mentioned, we were a party of 8 and never had a problem finding somewhere to eat even during Eid. A must is a boat trip from the harbour. We hired a boat for the day and had the most amazing experience. The boat was crewed by a lovely local couple who took us out amongst the flotilla of other boats leaving the harbour daily. We went to coves where we could swim from the boat and enjoy some very special moments - swimming with a turtle was a highlight for those fast enough to keep up. The food was freshly prepared and there was no fear of going hungry as we had a main lunch, fruit and then tea; coffee and cake. . Having been to Kalkan in the past, we decided on this occasion that we were having a chilled holiday so we did not venture away from the villa but there are plenty of activities locally which are a must for those visitors who are looking to go to see local antiquities, the sea or the local gorge. Due to work commitments, our party shrank in size over the first 10 days and Mustafa arranged transfers for all 3 return trips to Dalaman airport. The drivers arrived promptly at the designated time and we were given an executive car on each trip - much better value than the service we had in the UK!! So would we go back to Kalkan - yes So would we return to Villa Ahiska - most certainly if we were travelling again as a group of +8. Would we look to source a different size villa through Mustafa (Baransel Group) if the numbers were smaller - most certainly. As a family, this is the first time in 8 years where we have all managed to go away together and we are already looking to arrange another family holiday back to Kalkan.

Fabulous holiday ! One of the nicest places we’ve ever been to and will definitely return. The Villa had everything for a large family with a decent sized swimming pool with incredible views , if you weren’t lazing by the pool we were either playing ping pong or pool in the games room. We ate out most nights , Kalkan centre was only a short walk down the hill and can honestly say we never had one bad meal . Would definitely recommend kekova sunken city boat trip with Bravo Tours ,was amazing. Thanks Ugur .

Amazing views day and night very quiet location away from all the bars .Clean and comfortable beds everything you could need ,little arrival package nice touch to keep you going .Quite a walk down to main area for shops and bars but can get a taxi back quiet cheap.weather was good so that was an added bonus would go again and recommend .

Lovely, modern, spacious villa! The views are amazing, we had the room on the ground floor, massive room with massive balcony..lots of memories made in this villa.. Lots of hills to walk up but we didn't realise until the last day how cheap the taxi's were! Lots of shops and restaurants to explore in Kalkan. Would def recommend!

Huge house, lots of room to spread out. The pool and outside space were perfect and very well maintained by Ali , who came every morning. Sitting out on the deck late at night with the lights on all around the bay was picturebook pretty and something we will remember for a long time. Taxis were a necessity really for carrying shopping up to the house as the roads are poor and steep but as all rides cost 15TL (just over £2) we had no problem with that , or finding something to buy in the unique shops and restaurants. Didn't have one bad meal or poor service anywhere . Everybody was very friendly and helpful and being two females , we weren't at all worried being out anywhere (I've been asked several times if it was safe , and that's a resounding yes!) We took two boat trips , such good value and amazing experiences with lots of stops for swimming . The only downer for me was not seeing a turtle, which just confirms the necessity to go back as soon as possible

We booked this villa for two weeks for special birthdays. On the face of it this is a lovely villa. High points are the pool which was so clean and the views. Main bedroom was spacious. Long walk to the town although this was not really an issue for us. Our main gripe was the cleaning. Villa was cleaned once in two weeks. Bed and bath towels changed once. Yes we had a machine but my expectation of a luxury villa is regular cleaning. The pool area is lovely but furniture has seen better days. Several sun beds breaking. Outside table was replaced during our stay. Outside chair cushions needed cleaning. The villa is also next to a building site where new villas are being built. There was no work being done during our stay but unsightly and when they are finished villa will be very overlooked. We stayed in Kalkan 7 years ago and the area has become more commercialised and lots and lots of villas popping up everywhere. Best place we found was Keske cafe on our way up and down to the town. Half way stop for refreshments and cake and Huseyin the owner is lovely. Had the cleaning been done more regularly during our stay our score would have been higher.

We visited Villa Roza 1 over Easter and had a fantastic time. The villa is very spacious and clean, with plenty of room for all. The pool is excellent (although cold in April!) and the rest of the villa is well fitted out. The transfer organised by Mustafa was well organised and on time, while the cleaners were excellent and very discreet (We never heard them while sleeping in!). All in all a lovely Villa in a great location for Kalkan. Highly recommend.

Have just returned from this lovely villa in Kalkan. The location is fabulous if you don't mind a hill or two. The villa is excellent, very spacious inside and out, clean and comfortable, would highly recommend. Infinity pool overlooking the bay was stunning. The agent was very helpful and responsive. Kalkan is a beautiful town, with breathtaking views along the whole coastline. Plenty of bars and restaurants. The locals were very friendly and courteous. Well worth taking one of the boat trips which you can book through an agent in the town - we went on Kekova Boat Trip, really good value for money at about £20pp inc lunch and some beautiful places to stop off and swim with stunning scenery. Would definitely go back - loved it.
